Santa Monica Malibu Unified School District

With the goal of delivering a high-quality facility condition assessment for Santa Monica-Malibu Unified School District (SMMUSD), the FOS team conducted data gathering at 21 campuses across almost 1.5M sf. The assessment included evaluation of classroom and lab spaces, building envelope, mechanical, electrical, plumbing, fire protection, communications, and structural systems.

To further advance the project’s goals, SMMUSD subscribed to our FOScore® software platform and the FOS team linked facility condition assessment (FCA) records to the almost 1,700 QR-code tagged assets.  This combined solution allows the school district to create and maintain a comprehensive physical asset database, identify and execute deferred maintenance projects with accurate cost data, and develop budgets for capital renewal and replacement.

FOScore®’s planning module is in use to help guide the development of actionable projects with accurate cost estimates. The result is a district-wide approach to capital improvement planning for deferred and future maintenance needs that prioritizes the needs of maintaining and operating existing facilities while recognizing the short- and long-term goals of the district.

Key Stats:

  • 1.5 million sf

  • 21 campuses

  • Located in Santa Monica, CA

Typically, clients tend to think that facility condition assessments are only for school districts that have a problem present. This FCA was intended to be a true planning tool, allowing the District to identify their areas of opportunity in addition to maintaining what they were already doing well. The end result was all about meeting their goals and deliver a lasting return on investment.
