University of Maryland Medical Center

 

The University of Maryland Medical Center (UMMC) is a teaching hospital with 757 beds based in Baltimore, Maryland, that provides the full range of health care to people throughout Maryland and the Mid-Atlantic region. It gets more than 35,000 inpatient admissions and 165,000 outpatient visits each year. UMMC partnered with FOS of CannonDesign to perform a facility condition assessment (FCA) of 5 assets across an asset portfolio of 960,900 sf at the St Joseph Campus. Results of this FCA included detailed asset documentation, a list of prioritized liabilities requiring correction, and professional recommendations with deficiency budget cost estimates. 

After this successful project, FOS was retained to perform a comprehensive FCA and adequacy assessment for the three urban campuses, covering 3 million sf across 17 buildings. We surveyed a wide-range of spaces, including classrooms, research spaces, lab spaces, acute care, operating rooms, and a variety of support spaces. 

FOS develops multi-year capital improvement plans in partnership with our clients, like UMMC, using data from FCAs. Our plan for this project included documentation review, interviews with key staff, field inspections on critical building systems, testing, measurement, energy payback analysis, and CRV verification. 

Using our FOScore® FCA and capital planning software, we were able to quickly create data-driven projects and reports. This enabled the development of facility condition index (FCI) ratings, allowing UMMC to prioritize deficiency correction and a create a platform to equitably distribute limited funding. Bolstered by our capital planning software solutions, strategic investment planning with FOS ensures dollars spent today reduce unnecessary expenditures tomorrow.
